- Commercial Property Insurance: Covers the physical structure and any business personal property you own at the location, based on actual replacement cost rather than an outdated assessed value.

When you title a rental property into an LLC, the legal owner of that property changes, and your insurance policy needs to reflect that. Matching the Policy to What You Actually Own
An LLC or a growing portfolio doesn’t automatically mean you need a full commercial policy. The right coverage depends on what you own and how you operate it:
- Single-family rental, one or two properties: A DP-3 or landlord package policy usually works, as long as the LLC or owner is properly named.
- Three or more properties under one LLC: Most carriers shift toward a commercial package once you cross this threshold, and underwriting guidelines change with it.
- Multi-unit buildings: Duplexes, fourplexes, and apartment buildings typically require commercial rental property insurance with building coverage, liability, and loss of rents.
- Short-term rentals: Standard landlord policies almost never cover stays of 30 days or less. This needs a policy built specifically for short-term rental exposure.
- Mixed-use properties: Retail or office space on the ground floor with residential units above requires a commercial policy. A landlord policy will not cover the commercial portion.
