Most contractors don’t lose money on bad work. They lose it on the insurance gap nobody caught until a claim, a certificate rejection, or a lost bid exposed it. UPIC Commercial builds contractor insurance programs for electricians, plumbers, HVAC techs, roofers, general contractors, and many other trades across Cleveland, Akron, and Northeast Ohio, and we build them around how you actually work, not a generic template.
Why Contractors Choose UPIC Commercial
We’re based in Broadview Heights and work with trade contractors across Cuyahoga, Summit, and Medina counties. We don’t write personal lines. Commercial insurance for contractors and property owners is what we do, which means we’re not learning the trade requirements on your dime. Certificates of insurance often go out the same day, depending on the carrier. We review your coverage every year instead of auto-renewing it unchanged, and you work directly with Andy Betts, not a rotating call center.
Coverage Contractors Commonly Need
A contractor’s insurance program is rarely one policy. It’s a set of coverages that need to work together, because a gap between any two of them is often where claims run into trouble. Here’s what many trade contractors in Northeast Ohio need, and why. What fits you depends on your trade, contracts, and carrier:
- General Liability Insurance: The base policy that typically covers third-party injuries and property damage. Many cities and general contractors require minimum limits before you can pull a permit or work a job site.
- Contractor Business Owners Policy (BOP): Bundles general liability and commercial property into one policy, often at a lower total cost than buying them separately, depending on the carrier.
- Commercial Auto Insurance: Often needed once your truck, van, or trailer is used for business. Using a vehicle for business may create coverage gaps under a personal auto policy. Whether a claim is covered depends on the policy’s terms and how the vehicle is used.
- Inland Marine and Tools Coverage: Covers tools and equipment in transit or on the job site, which general liability and commercial auto generally leave uncovered.
- COIs and Bonds: Certificates of insurance and surety bonds that meet what your GC, municipality, or client requires, structured correctly the first time.
- Umbrella and Excess Liability: Adds protection above your primary limits, often required by larger contracts or when a serious claim exceeds your GL or auto policy.
- Commercial Property Insurance: Covers your shop, yard, and stored materials. Values often get set once and rarely revisited, which is why underinsured buildings are a common problem on existing policies.
Certificate of Insurance and Municipal Registration Requirements
Every city in Northeast Ohio has its own contractor registration and insurance paperwork, and the requirements are rarely identical from one municipality to the next. Getting a certificate rejected over the wrong additional insured language or a missing bond form costs you real time on a job. We’ve written requirement guides for the cities where we see this come up most. Each shows a last-reviewed date and links to the city’s own materials where we found them:

Common Coverage Mistakes We Fix
Buying to the licensing minimum instead of the contract minimum. Ohio’s licensing boards set a floor, not a ceiling. Many general contractors and project owners require higher limits than the state minimum before they’ll let you bid.
No inland marine coverage on tools and equipment. General liability and commercial auto generally don’t cover your own tools. A stolen trailer full of equipment can become a five-figure out-of-pocket loss without a separate policy.
Missing the additional insured endorsement. A certificate without the right language can be rejected by a GC or property manager, even if the underlying policy is solid.
Skipping completed operations coverage. Many contractor claims surface after the job is done, not during it. Some lower-priced policies exclude or limit this coverage, so check yours.
